Know the extras before you start
Ten costs that often are not in a builder's per-sq.ft rate. Each range below shows its source. Ask any builder — including us — to put these in writing before you sign.

10 costs to ask about
Typical ranges for guidance — your plot may differ.

01
Rock breaking / hard-rock excavation
₹50,000 – ₹2 lakh
Granite close to the surface is common in parts of Hyderabad such as Kukatpally, Secunderabad, Shamshabad, Banjara Hills and Jubilee Hills. Breaking it for the foundation is slow and costly.
How we handle it: we look for visible signs of rock at the free plot check, and the soil test confirms it before design. If rock is likely, it goes on your written extras list with a range before you sign.

02
Borewell (drilling, casing, pump)
₹80,000 – ₹1.5 lakh
Telangana's hard granite makes borewells deeper and costlier than in many cities. A hard-rock surcharge of about ₹20–60 per ft can apply. A borewell also needs permission under the Telangana WALTA Act.
How we handle it: quoted separately, with per-ft drilling rates written down so you can see how depth changes the cost.

03
Sump and overhead tank
₹40,000 – ₹1 lakh
Most Hyderabad homes need a sump for municipal (HMWSSB) water plus an overhead tank. Size and waterproofing drive the cost.
How we handle it: sized in your drawings, and shown in your estimate as a separate line so you can see it.

04
Building permission fees + labour cess
about ₹15–25 / sq.ft + 1% cess
Permission fees and development charges for GHMC or HMDA plots, plus a 1% labour cess on construction cost. The BuildNow portal calculates the exact amount.
How we handle it: we prepare the drawings and certificates and apply for you; the government fees are paid by you, and we tell you the expected figure in advance.

05
Soil test and plot survey
₹10,000–25,000 + ₹5,000–10,000
A geotechnical (soil) report fixes the foundation type; a boundary and level survey fixes the plan on the land. Both come before design.
How we handle it: these are not part of the free plot check. We tell you the cost before you commission them.

06
Compound wall and gate
₹800–3,000 / running ft
A 5–6 ft wall costs by length and type, from a 4.5" block wall to an RCC frame or stone. A MS sliding or swing gate is typically ₹30,000 – ₹75,000.
How we handle it: quoted separately, so you can choose the wall type and finish.

07
Rainwater recharge pit
₹20,000 – ₹60,000
Mandatory for plots above 300 sq. yards under HMWSSB rules.
How we handle it: shown in your drawings when it applies to your plot, and priced in writing.

08
Septic tank (no underground drainage)
₹75,000 – ₹1.4 lakh
Needed where there is no underground drainage line. A 3BHK tank is typically ₹75,000 – ₹1,10,000; a duplex or 4BHK ₹1,00,000 – ₹1,40,000.
How we handle it: checked at the plot visit; if needed, it goes on your extras list with a range.

09
Material price rise
5–8% possible rise
Steel and ready-mix demand peaks from October to March. If your price is not fixed, a rise can be passed on to you.
How we handle it: the price in your agreement is for the agreed drawings and specification; changes you ask for are priced in writing before we do them.

10
Monsoon and approval delays
+2–6 weeks; approvals 4–12 weeks
Monsoon can add 2–6 weeks. Approval typically takes 4–8 weeks in GHMC and 6–12 weeks in HMDA. Every extra month can mean more rent while you wait.
How we handle it: a written timeline with stage dates, and early notice from our engineer if weather or approvals move the date.

Also ask about: permanent power and water connection charges, and whether GST is included in the quote. We have not listed ranges for these yet.
