Plot to handover · 14 stages in 6 phases
How we build your house
One team takes your home from empty plot to keys: design, structural engineering, approvals and construction. Our engineer checks every stage before the next one begins, and you pay only after a stage is complete and checked.

Phase by phase
What happens, what you receive, what we check
Every phase ends with something you can hold: a report, a drawing set, an approval or a checked stage of the building.
-
Phase 1 · Stages 1–3
Meet, visit, test
- 01
First meeting
Your family's needs, budget, number of floors and Vastu preferences.
- 02
Site visit and documents
Plot measurement; title and approval documents checked.
Check: sale deed, layout approval (LP number), and whether the plot falls under GHMC or HMDA.
- 03
Survey and soil test
Boundary and level survey; a geotechnical report to fix the foundation type.
Check: safe bearing capacity from the soil report decides the foundation design.
You receive
- Plot survey (boundary, levels, existing features)
- Soil (geotechnical) report
- The approval route that applies to your plot
- 01
-
Phase 2 · Stages 4–5
Design & agreement
- 04
Design
Floor plans, 3D elevation, structural, electrical and plumbing drawings. Structure designed in ETABS to Indian codes.
Check: you review the plans and elevation; the structural design is done in-house by our engineer.
- 05
Estimate and agreement
Specification sheet, package, fixed price, stage-wise payments and timeline, all in writing.
Check: brands, allowances and possible site extras are written down before you sign.
You receive
- Architectural drawings and 3D elevation
- Structural drawings: foundation, columns, beams, slabs, staircase, with reinforcement details
- Electrical, plumbing, drainage and rainwater harvesting drawings
- Specification sheet and written agreement with price and timeline
- 04
-
Phase 3 · Stage 6
Approvals
- 06
Building permission
Applied online on Telangana's BuildNow portal for GHMC or HMDA areas. We prepare the drawings and technical certificates. Government fees are paid by you.
Check: we build strictly to the sanctioned drawing — deviations of more than 10% attract penalties.
You receive
- Building permission for your plot
- A clear list of documents you need to provide
Typical approval time: GHMC 4–8 weeks, HMDA 6–12 weeks (BuildnDecor). We cannot control the authority's timeline, but we keep you updated.

Phase 4 · Stages 7–9
Structure
- 07
Foundation (substructure)
Excavation, PCC, footings, plinth beam and anti-termite treatment.
Check: excavation depth and soil confirmed against the soil report before PCC.
- 08
Frame (superstructure)
Columns, beams, slabs and staircase, floor by floor. Ready-mix concrete recommended for roof slabs.
Check: bar size, spacing, cover blocks and laps against the structural drawings before every pour; slump test and cube samples for each pour; slabs cured at least 14 days.
- 09
Masonry
Walls, lintels and sunshades.
Check: line, level and plumb; walls bonded to columns.
You receive
- Each stage checked by our engineer before the next begins
- Anti-termite treatment at foundation and plinth level
- You are welcome on site at any time, especially at slab casting
- 07
-
Phase 5 · Stages 10–13
Services & finishing
- 10
Services rough-in
Electrical conduits and plumbing lines, concealed in walls and slabs.
Check: water lines pressure-tested and conduits checked before plastering.
- 11
Plastering and waterproofing
Internal and external plaster; terrace and toilet waterproofing.
Check: 48-hour ponding test on the terrace and in every bathroom before tiling.
- 12
Finishing
Flooring, doors and windows, kitchen, bathrooms, painting and fittings.
Check: tile level and hollowness tap test, door and window operation, paint finish.
- 13
Exteriors
Compound wall, gate, elevation cladding and landscaping, if ordered (quoted separately).
You receive
- Finishes and fittings as named in your specification sheet
- Any change you ask for is priced in writing before we do it
- 10
-
Phase 6 · Stage 14

Joint snag walk-through and rectification of every item, deep cleaning, utility connections and keys.
Check: every snag item fixed before the keys are handed over.
You receive
- Keys to your home
- As-built drawings, electrical and plumbing layouts
- Product warranty cards
- Support for permanent power (TGSPDCL), water (HMWSSB) and the occupancy certificate
- Structural warranty and defect-liability period as stated in your agreement

Typical timeline
How long it takes
A typical G+1 home of about 2,000 sq.ft takes 10 to 14 months from design start to handover. Your agreement has a written timeline with stage dates.
- 01Approval time4–12 weeksGHMC 4–8 weeks, HMDA 6–12 weeks (BuildnDecor).
- 02Monsoon+2–6 weeksEarthwork is best avoided June–October; November–February suits foundations (InfraLens, BuildnDecor).
- 03Other things that move the dateVariesRock or soil conditions, and the time taken for decisions and changes during the build.
If weather or approvals affect the date, our engineer tells you early.

Stage-wise payments
You pay only after each stage is complete and checked by our engineer, so your money follows visible progress.
| # | Stage (completed and checked) | % of contract |
|---|---|---|
| 1 | Booking / agreement signing | 10% |
| 2 | Foundation and plinth complete | 15% |
| 3 | Ground floor roof slab cast | 10% |
| 4 | First floor roof slab cast | 10% |
| 5 | Brickwork / blockwork complete | 10% |
| 6 | Plastering complete | 10% |
| 7 | Flooring and tiling complete | 10% |
| 8 | Painting, fittings and fixtures (finishing) | 20% |
| 9 | Handover (after snag rectification) | 5% |
| Total | 100% |
Typical schedule — the exact percentages are written in your agreement. The exact split is fixed in your agreement.
For other floor counts we add or remove slab stages so the total stays at 100%. For example, a G+2 adds a second-floor slab stage of 10% and the finishing stage becomes 10%.
How and when you pay is written in your agreement, with a receipt for every payment.
