An honest comparison

What changes when an engineer builds your house

We compare ourselves with a typical local contractor — not with any named company — and we only list what we actually offer today. Where a local contractor may suit you better, we say so too.

Side by side

Srinivasa Design & Build vs a typical local contractor

"Typical" means what many families in Hyderabad tell us they were offered. Some local contractors do some of these things well — ask yours, in writing.

What each row means in practice

Eight things you can check before you sign

  1. 01

An engineer you can talk to

Our company is led by a qualified structural engineer. The person who designs your structure is a person you can call, meet and question — about your foundation, your columns, or a change you want.

  2. 02

    In-house structural design

Footings or raft, columns, beams, slabs and staircase are designed in ETABS to Indian codes, with reinforcement details. Working drawings are prepared in Revit and AutoCAD by our own team. The soil test decides the foundation type — not a thumb rule.

  3. 03

    Drawings before the agreement

You see floor plans, 3D elevation, structural and services drawings before you sign for construction, so the price is based on a house you have already seen on paper.

  4. 04

    Fixed package, written inclusions

Cement, steel, fittings, paint and allowances (for example flooring per sq.ft) are named in your specification sheet. The price in the agreement is fixed for the agreed drawings and specification; changes you ask for are priced in writing before we do them.

  5. 05

    Possible extras listed up front

Rock excavation, borewell, sump, approval fees, compound wall and more — with typical Hyderabad ranges — before you sign.See the hidden costs checklist

  6. 06

    Stage-wise payments

A share at signing, then a payment after each stage — foundation, each slab, blockwork, plaster, flooring, finishing — is completed and checked. A final share at handover. Your money follows visible progress.

  7. 07

    Quality checks at every stage

Steel checked against drawings before every pour; slump test and cube samples for each pour; services pressure-tested before plaster; 48-hour ponding test for terrace and bathroom waterproofing; tile tap test and a snag walk-through at handover.See the full process

  8. 08

    Approvals support

We prepare the drawings and technical certificates and support your building permission application on the BuildNow portal, for GHMC or HMDA plots. Government fees are paid as the portal calculates them.

Plainly said

What we will not claim

  • A Hyderabad track record. We are new in Hyderabad and have not yet completed a home here.
  • Big numbers. No "homes built" counts, years in business or ratings on this site until they are real and counted.
  • Promises not in writing. Warranty and defect-liability terms are the ones stated in your agreement — nothing more is implied here.
  • Reviews. You will see customer stories here only when real customers give them.

We are a good fit if…

  • you want to understand your structure and talk to the engineer
  • you want every inclusion and possible extra in writing
  • you prefer paying stage by stage for checked work

A local contractor may suit you if…

  • the lowest price is all that matters — a labour-and-basic-material quote can be cheaper
  • you already have your own engineer, drawings and approvals

Send us your contractor's quote — we'll compare it with you, line by line.
