Questions

Asked before building

Straight answers on cost, approvals, payments, quality and working with us — including building from outside Hyderabad. Can't find yours? Ask the engineer.

Costs

What does "turnkey" include?
Design and drawings, structural design, approvals support, a site engineer, quality checks at every stage and anti-termite treatment, through to handover with as-built drawings. Modular kitchen, wardrobes, false ceiling, lift, compound wall, elevation cladding, borewell, solar and landscaping are quoted separately.
What is the cost per sq.ft?
It depends on the package you choose. Our indicative rates for Hyderabad, per sq.ft of built-up area:
  • Basic: ₹2,000 – ₹2,200
  • Standard: ₹2,300 – ₹2,600
  • Premium: ₹2,700 – ₹3,200
  • Luxury: ₹3,900 – ₹5,000+
Indicative rates — final price fixed after drawings and soil test. Prices exclude GST; GST extra as applicable. Each package lists the brands and allowances included. Your final price is fixed in the agreement, based on your drawings. Compare packages or estimate your cost.
Why are you costlier than a local contractor?
A local quote often covers only labour and basic material. Ours includes design, structural design by an engineer, approvals support, a site engineer, stage checks and named brands in writing. Send us your contractor's quote and we'll compare it with you line by line. If the lowest price is all that matters, a local contractor may be cheaper — we are for families who want engineering and everything in writing.
What costs are not in the package rate?
Depending on your plot: rock excavation, borewell, sump and overhead tank, building permission fees and labour cess, soil test and survey, compound wall and gate, rainwater recharge pit, and a septic tank where there is no underground drainage. We give you a written list with typical ranges before you sign. See the hidden costs checklist.
What if material prices rise after I sign?
Once you sign, the price in the agreement is fixed for the agreed drawings and specification. Only changes you ask for are extra, and we price them in writing before doing them. The exact terms are written in your agreement.
Can I buy some materials myself?
For finishing items such as tiles, fittings and lights, usually yes — we deduct that item's package allowance in writing. Structural materials (cement, steel, concrete) are bought by us, so we can stand behind the structure.

Process & approvals

How long does it take to build a house?
A typical G+1 home of about 2,000 sq.ft takes 10 to 14 months from design start to handover. Your agreement has a written timeline with stage dates, and the engineer tells you early if weather or approvals affect it. See our full process.
Do you help with building permission (GHMC / HMDA)?
Yes. We prepare the drawings and technical certificates and support your application on Telangana's BuildNow portal, for GHMC or HMDA areas. Government fees are paid by you, as calculated by the portal — as a guide, about ₹15–25 per sq.ft of built-up area plus a 1% labour cess. Typical time: GHMC 4–8 weeks, HMDA 6–12 weeks. We can't control the authority's timeline, but we keep you updated.
GHMC or HMDA — which applies to my plot?
GHMC (and the newer city corporations) covers the core city; HMDA covers the outer metro area and gram panchayats. The approval categories are the same in both. We confirm the route for your plot at the free plot check, from your documents.
Do you do a soil test?
Yes. Every home starts with a plot survey and a soil (geotechnical) report, which decides the foundation type. Typical Hyderabad ranges: soil test ₹10,000 – ₹25,000; survey ₹5,000 – ₹10,000. Your estimate states clearly whether these are included.
Who does the structural design?
Our own engineers, in-house, using ETABS to Indian codes. You get footing (or raft), column, beam, slab and staircase drawings with reinforcement details.
Can I change the design?
Yes, during the design stage. After approval, big changes may need a revised approval — deviations of more than 10% from the approved plan attract penalties, so we build strictly to the sanctioned drawing. Once work starts, any change is priced in writing before we do it.
What documents should I bring to the first meeting?
Sale deed and link documents, encumbrance certificate (EC), property tax receipt, layout approval (LP number), and a rough idea of your budget and number of floors.

Payments

How do payments work?
Stage-wise. A share at signing, then a payment after each stage — foundation, each slab, blockwork, plaster, flooring, finishing — is completed and checked by our engineer. A final share is paid at handover. The exact split is fixed in your agreement and adjusts to the number of floors.
Is my money safe?
Payments are stage-wise and linked to completed stages, so your money follows visible progress. Pay only by bank transfer to the company account, and you get a receipt for each payment.

Quality

How do I know the quality is good?
The brands of cement, steel, fittings and paint are named in your agreement. The structure is designed in ETABS to Indian codes by our engineer, and the engineer checks each stage before the next one starts. You are welcome at the site any time, especially at slab casting.
What does the engineer check?
  • Foundation: excavation depth and soil against the soil report, before PCC.
  • Steel: bar size, spacing, cover blocks and laps against the drawings, before every pour.
  • Concrete: slump test and cube samples for each pour; slabs cured at least 14 days.
  • Masonry: line, level and plumb; bonding with columns.
  • Services: water-line pressure test and conduit check before plaster.
  • Waterproofing: 48-hour ponding test on the terrace and in every bathroom before tiling.
  • Finishing: tile level and tap test, door and window operation, paint finish.
What do I get at handover?
A joint snag walk-through with every item fixed, deep cleaning, as-built drawings, electrical and plumbing layouts, product warranty cards, support for permanent power and water connections and the occupancy certificate, and the structural warranty and defect-liability period stated in your agreement.

Working with us

I live outside Hyderabad or abroad (NRI). Can you still build my house?
Yes. Here is how it works:
  • Design meetings and the estimate call happen on video, at a time that suits your time zone.
  • Drawings, the estimate and the agreement are shared digitally for you to review.
  • Your site engineer shares stage-wise progress and check reports, and you approve each stage before the next payment.
  • A family member can visit the site or our Banjara Hills office for you at any time.
Some approval and registration steps need your signature or a local representative — we tell you exactly which ones. Please check legal points such as a power of attorney with your own lawyer. We agree the update method with you before work starts (for example photos and videos on WhatsApp at each stage).
You're new in Hyderabad — why should I trust you?
That's true — we have not yet completed a home in Hyderabad, and we won't pretend otherwise. What you get instead: you meet the engineer who designs your house, you see your drawings before you sign, every term is written, and you pay stage by stage only for work that is done. Visit us at our Banjara Hills office.
Which areas do you build in?
Plots inside GHMC and HMDA limits in Hyderabad. We are focusing first on Tellapur, Kollur, Patancheru, Shankarpally, Narsingi, Kompally, Medchal, Adibatla and Shamshabad. Plot elsewhere in Hyderabad? Ask us.
What is the free plot check?
Our team visits your plot (measurements, access, levels, visible signs of rock or soft soil), checks your documents and the approval route, and our structural engineer explains a written cost range with a list of possible extras — in a 30-minute call, in person or on video. It's for plot owners planning to start within about 12 months. No obligation. Soil test, survey and drawings are not part of the free check.
Will you keep calling or messaging me?
No. We only contact people who have enquired, only about their enquiry, and we stop when you say "stop". See our Privacy Policy.
